Residential Complex, Hans-Untermüller-Street 37 - Innsbruck

With the present project, a forward-looking model for sustainable housing in Innsbruck is proposed. The development follows a holistic approach that unites ecological, social, and economic sustainability and aligns with the urban planning objectives of the City of Innsbruck. The result is an identity-forming ensemble that combines architectural quality, ecological responsibility, and social diversity into a vibrant living environment.

 

The project will be realized in accordance with the Passive House standard under the Tyrolean housing subsidy scheme, as well as the klimaaktiv building standard. Photovoltaic systems, extensive green roofs, the use of ecological building materials, and the consideration of circular economy principles shape the overall sustainable concept.

 

A diverse range of housing types is implemented across four independent building volumes—three within subsidized housing and one in the privately financed segment. The buildings are sensitively integrated into the existing topography and show particular consideration for the adjacent forest edge. Open spaces and buildings form a finely balanced composition that allows all residential units high-quality views toward the valley, the mountains, or the forest.

 

The architecture is based on a modular, cost-efficient structure that enables flexible and function-neutral floor plans. Different housing types are distributed evenly across all buildings, fostering an inclusive and socially mixed living environment. A suspended timber façade, along with flexibly assigned balconies and green areas, reinforces the project’s sustainable and residential character.

 

The generous open space functions as a shared communal garden and is shaped by the existing forest. Various zones—ranging from natural woodland areas to flowering and vegetable gardens, as well as play and recreation areas—create identity, a high quality of stay, and a strong sense of community.
